I saw that you are utilizing Craigs List for exposure to some of your listings. Is it working for you? I am just curious. I had never heard of CL till last year, but have used a few different areas of the list myself with some modicum of success. The Montgomery section is well behind the curve of most other cities. Are you posting in any other cities?

And on another note. The 10 lakewood drive may be the best bargain I have seen on LM in a while. What is wrong with it? LOL. Is it that it is in Coosa county? Is it one of those places that sit in the cliff side? I couldn't tell from the pics, but I know there are several properties there that sit on the hillside with that huge red clay cliff. Just curious, I am not in the market. Happy where I am at.

Great questions all.

Craigslist - yes I am getting a fair amount of traffic on my site from craigslist (mostly on my listing on 162 Bobcat Lane), but no closings yet purely because of it. I have only been on Craigslist a couple of weeks, though. As someone trying to sell things, I am more interested in closings (and what leads to them) than I am in idle traffic. I post only on Montgomery, as it is the largest city by the Lake. Who knows, maybe I should post elsewhere, too. I am so new to craigslist, it is an experiment at this point. If I don't get any closings from it soon, I will prob. move on to something else.

10 Lakewood Road- Short answer - nothing is wrong with it.

Long answer - the lot is great. Awesome view, not steep, plenty (110 ft) of waterfront. Click on the link below for the listing info, and click on the "TAX MAP" link under the Other Information section. You can see it's a great lot, great view. No, it doesn't have 500 feet of wf, but if it did it would be $895,000 instead of $495k. Stop dreaming. But, I defy anyone to show me a better 3/2 on this side of the lake on a deeded wf single family home with a view like this for under 500. The owners are great, and priced it according to what will sell it NOW, instead of counting on another 30% market increase this summer. As I have said on this forum, a lot of wf things are overpriced, but this one ain't. I realize this will sound like typical "realtor puffery" - until you check it out.

Another huge selling point is that it has been totally remodeled and updated. The owners were smart in that they hired a skilled, creative contractor to do the work - **then got the heck out of the way and let him do it** The result was a nice rustic, open ceiling, exposed beam, big tile, "cabin-y" look that is perfect for the home. Again, I can practically hear people's eyes rolling as they read this, but check out my link or drive by and see if I am exaggerating.

But - this is one of those that I call "regret homes" because people will regret not buying it. They'll drive by it and tell their kids "dang it, we could have bought that house back in 07, but we didn't. If I'da known then what I know now..." That's why I have been busier than a one legged ... well, I've been busy .. showing it. I have several really interested buyers. Anyone out there better call ME now if interested.

Thanks for the questions, sorry to gush so much, but, 10 Lakewood is a good one and that's just a fact.

I haven't even looked at the whole listing, but I know the area, and it is a BARGAIN. Wish I could buy it, just to flip, as I feel it is undervalued. That is a SPECTACULAR VIEW from there. Heck it would be a good deal even if it was one of those sitting on the red clay cliff. I grew up across the water in Kowaliga Cove SD, so I know the area well.

As for CL, you should at least try to post under Atlanta, as it seems that is where the current LM market is coming from. I am not a realtor, just an interested observer. The ATL CL is much more active. But I understand traffic means nothing without closings. But we both know it is a numbers game.

For the rest of you readers... I don't know John and have NO interest in the sale of this property. I just happened on the listing by chance. I wasn't even looking for LM property. But I can assure you this place is a bargain. Mav are you reading? The only drawback IMHO is Coosa county and hence longer travel time from points east, but if you are in Montgomery or B'ham better jump on it.

Yeah, great point about atl craigslist. Only problem there is there is so much activity there, your postings must be more frequent or they get pushed way down to the bottom really quickly. Then again, many people google within cl so maybe that doesn't matter. I honestly don't know what will be effective, since I am new to cl. There is a whole subset of theories on this subject within the realtor cyberworld, all of them have a different opinion.

Yea, we both know what anatomical area that opinions are compared to, and some of both stink!! I went to you site and checked the listing. I would like to have seen another pic from the pier looking back to the house, but no matter, it is still a bargain. Are the owners from Sylacauga? I just ask because I know a lot folks from there own in that area, or did years ago.

Good luck. I think it will move fast. The only reason I can figure for more traffic on the other is location and travel time to ATL.

Thanks for the tip, I will post more pics to the site, from the angle you described. When I list a home I take more pics than CSI, and usually end up emailing them all to interested folks.

10 Lakewood is right around the corner from us. It is only about 7 minutes walking distance from us and it is nice. You don't have any yard to worry about hardly. We've been in this area since Oct 2005 and love it.

You named it right. It is a 'regret house'. I already regret not being able to purchase it....lol.

i am sure that you know the little 'canyon' between the point you live on and the island at the end. Back in my wild and misspent youth I actually pulled my sisters best freind thru there on a slolam ski. The water was about a foot down so we fit under there fine. Boy did she cuss me good....lol. I told her she should have been paying attention and dropped before we got in the shallow water on approach. She was busy flirting with another boat load of guys that had taken to following her.

I am still amazed I survived this long.

LOL! Can't do that now. They have blocked it up and cut it off. A developer has bought the island and back up Coosa County 20 some to put in houses. He just listed 3 yesterday. I believe it was called Eagle's Point. Prices range from $947,000 to 974,000.

Just an FYI John, Craig's list only allows you to use your email address for one posting within a respective city within a period of time (may be daily but not sure)

Tried to list something one time in Atlanta. NY and California and had to use diff email addresses for each listing to post on the same day,
