Is anyone else concerned about all the multi unit buildings being built on the lake? Can you imagine 100 to 200 families and docks concentrated in one slough like they are packing them in around Still Waters?

I'm in Sunset Point III right next to the Stonview Summit monster!!! But they are really moving slowly on this project now. Don't know what is up. Also, you have to walk to the "floating" piers at the current lake level.

I own one of the houses across the slough from Stoneview Summit. I only get to live there on weekends and the 18 months of construction, noise, dirt, etc has certainly impacted our time at the lake in negative way. In addition, it looks like a cheap apartment complex and does not enhance but rather is a disgrace to our lake. I do not wish upon any lake lover a problem neighbor like this and am hopeful that HOBO can help prevent these ugly monstrosities getting permitted going forward.

I'm certain Lake Martin can handle the boat traffric. The big thing is the shoreline tree removal. I would like to have the new buildings set back from the water so far, it is hard to see them. I would propose that there be a certain minimum amount of lake frontage per unit. Let's start with 200 feet but make denser allowances if the houses are clustered, far from the lake or otherwise use less disruptive comstruction practices.

Here's how Mr. Murphy of Murphy Lake planned it:
100 units on a 50 acre, electric motor, only lake. Gate house. 50 back lots with homes made of brick or stone set well back from the road. Paved golf carts paths to the rec area. One condo building of 18 units on the water with a common dock for 50 boats, pool, and rec building. Most of the lake shore would remain wooded. Eight clusters of four home clusters. Each home cluster would have a dock just big enough for four boats for the four houses. Very little tree removal near the eight docks. So, only one big condo - dock area and eight little docks with paved golf carts paths leading back to their respective homes.

This on about a mile of lake frontage. Only 50 feet of frontage per unit but the lake front was to be almost pristine. It wound up 180 degrees away from that and it now has houses on top of each other with residents complaining about the other guy's building being too unsightly.

A condo building on lake Martin could be restricted in a similiar way. Say a land owner has 800 feet of frontage but most of it is too steep to perk or build. In the one area in the back where it is out of sight, the condo building could be built.

Lots of things to come up with like this.

Waukesha County, Wisconsin does it this way:
150 foot frontage minium and a housing limit of 10% of land area but 15% if you follow more restrictive building practices. So, a lot of 150x200 or 30,000 sq ft could have a 3000 sq ft house but 4500 if it had an approved plan. Plans would have to show what trees are there and how they would be replaced when hit by lightning or just died of old age.

I have been out in front of Pleasure Point Marina at noon on a weekday and there was not a boat in sight. The lake in NOT crowded by other State's standards. Many more crowded lakes have to put in things like clockwise water skiing. Speed boats one day, fish boats the next.

The bad thing about so much new construction is everyone wants a big warer view with a 6000 sq ft house right next to the water.

Yes, they clear cut the entire property. I have noticed they put tar paper down on two of the buildings roofs, but never roofed them, letting the paper tear away. I hope to heck they are not having financial trouble and leave a big deralic complex on the lake!!!!

a year and a half ago, the worry was "big boat ban", and someone suggested a certain company was pushing the bill so that out of state land/development deals could be put together? I am just thinking if this is only the beginning. I will be joining and making a cash donatin to the HOBO assoc, but without very deep pockets, and overwhelming majority, this stuff is hard to fight. I think it's more about money than preservation of the lake. I don't want to take a beating on this post, but maybe we need to read between the lines here. All these new dwellings come with people that have boats/water craft, some with multiples. That is going to make for a VERY crowded lake in the near future. I'll bet boat business picks up. Who owns most of the Marina's on the lake anyway? Did they support or oppose the bill last year? Just some thoughts.... And yall thought I could'nt make a serious post......

I am not aware of any of the details of this development, but I do believe a lot of developments start out expecting additional development/construction funding from pre-constructions sales.

Wonder if this could be the problem in this situation. (No or few pre-construction sales)???

I have seen developments get to about the 1/2 way point and just wither on the vine. I think all of us can remember the big high rise at Gulf Shores that just set there for years as a big open shell of a building.

When you and others complete the Lake Martin HOBO Application you will find this is one of the issues listed as a potential organization goal.

My application and check are in, and I just hope they do not turn me down.

Last year I visited most of the "Big Marina's" and asked about the boat ba and what was being done about it before it passed...

The answer I got was confusing to me at first. but now i understand

I was told that the bill will pass and nothing that they knew of was being done to stop it.

CATBOAT's first serious post and he makes it about the HOBO's--now that's two home runs. Thanks CAT. Just in case anyone needs to hear it, the HOBOs are not about "big boats, loud boats", etc. HOBOs are about conserving this lake for now and forever. We're about lake levels and water quality, zoning, boating safety, and keeping the lake clean.

To be successful we have to have the support of the masses of Lake Martin lovers. When we fight the fight we have to all stand up and say that we are thousands strong and we mean what we say. When we are thousands strong we will be heard.

You should see the construction in the slough next too us. There has been 7 homes built in the last year in a very narrow slough. On the weekends, the peirs are 3 boats deep tied together, you can't even get in there. I expect someone's child, or animal, or another boat having some sort of accident in there. Not to mention the water pollution that HAS to be going on. There is also LOTS of land clearing going on right behind this. Right now, there is only one house under construction, but the septic lines are up from of the lake. This can not be safe.

I wish I could have gotten that much support when we got divided up with the boat ban thing. But that is another story. I continue to fight THAT battle to this day. However, I agree with what the HOBO assoc. can and will concentrate on. I have no property there(on the lake), and who knows how much longer I can continue to bring my current boat and family to the lake (due to legislation)! But, I will stand right beside YOU, and try to protect OUR common interest. That is me, and what I am about. See, another serious post.

ps. I really don't want to bring my smaller/slower boat to the lake.
