I don't even know if you saw the thread this morning where the butsniffer AKA bigger dog launched an attack on me an my character. He actually posted last night but I didn't see and respond till today. It was under the thread 'This speaks for itself'. The readers digest version is he chose that post launch an attack on me once again. I was still working on yesterdays bad day and had not had time to start today's boredom yet, so I broke out the ole poison pen and launched a very effective counter attack. A couple of posts in he chose to brag about being here since the '90's. A mere newbie to those of us that have been here since the '50s. He also took it upon himself to 'brag' about he and others 'owned' me.

Where you come is because at the bottom of the post he posted a link to the HOBO application. My question is, is this what you want your and others hard work to boil down too? What if a total newbie or just an occasional lurker were to have that as their first exposure to the organization? It is a disservice you and the group.

What I am saying is that one of you needs to leash your buttsniffing dog. It was particularly nasty post or two, on my part anyway, he is not eloquent enough to even give me a good run for my money. Some of my best work in a while. Glad I archived it before Bruce got to it.

Really wish folks would not use the HOBOs in such posts as that is not what the HOBOs are all about.

That is EXACTLY the reason for this post. And yes, he whined to Bruce and the entire sub- thread was deleted once he experienced the wrath of my pen and saw he was loosing the war on words. As you well know, it usually aint purty. Unless of course you are warped and twisted like me, then it is masterful poetry...lol.

Did you get to read the whole thread. Some of my best work....lol. Any other time Bruce would be AFK and all could have had a chance to enjoy it. Not today though, Johnny on the spot.

And yes, I choked up when I read that the rest of the stuff on his page. A friends daughter knows the guy, grew up with him, thats how I found him, as a freind on her page. To read the comments from those kids to him would yank your heart out. His sister posts almost everyday. I know some of those kids too so I guess it hits home more. And to know that Uncle Sam has two sons over there, man that has to be hard. Salutes to you and yours again Sam.

Yes, I know now Mav. Have been in contact with Bruce a couple times today. I am getting a glitch when I click View All still and some of the trash posts are still showing. I emailed Bruce to let him know so he can check it out. I ask him to just delete the entire thread if it is doing it on his system too. You might want to try too and see what happens. If the whole thread goes away I will re-post the essay. Thank all you guys that posted favorably to my post.

What set me off the most was the post he chose to launch this attack. It just set me off that this young mans heartfelt essay was used for such disgusting, vile cr@p. To the real Bigger Dog, I apologize to you sir. I don't know if you read the things that were said in your name, or my over the top responses. Both were uncalled for. You and I have had 'words' before, so it was easy to think it was you. I will be more careful in the future and simply ask Bruce to remove ANY post that I see as an attack on my character, instead of turning to the poison pen. It will certainly cut down on my entertainment, but it is the only right thing to do. Bruce has been having to deal with this cr@p since breakfast instead of doing actual work that pays his bills. I regret that, he does not deserve to have to spend a whole day dealing with this type thing. Had I simply asked him to delete that post, we all could have had a better day.

And thanks to you and any other HOBO's that had to take time out of their day to deal with this today. I sincerely apologize to you all. It will not happen again.

No worries - although I still do think you guys should ease up on those who are complaining about the lake levels. Complaining is one tool for getting these fixed. Hopefully its a one time thing. As for me, I am more concerned about their impact on property values more than anything as I bought a new place in April.

Don't worry Dog. It is just a simple little course correction. When the water comes back in the spring the mania will be double, due to those laying low this year. That is what me and mine are looking forward too.

GONNA BE GREAT IN '08!!

And some of these late season Saturdays with the lake practically to yourself is really cool.

Did you read John C's post today? He says he is talking with just as many buyers as ever, they just may not be as motivated as would be if the lake were full. But think about this, they have spent this summer scouting, don't you think they will be ready move come spring. And besides, the lake will be at normal level pretty soon, winter level.

I agree - the only wildcard is if they keep building these condos, there may not be enough buyers to go around.

I really don't think so. I wouldn't think that there are that many buyers who would consider either condo or single family home. I would think that a buyer would be looking for one or the other. John C could give more insight into that I am sure. The only real exception I see is some one that only so much money they can spend and would 'settle' for a condo if they couldn't find single family within their budget.

Am I on the money John?

First of all - I can't beleive that I found this question so deep down in a thread. If you have asked ?s before and I have missed them, sorry.

Secondly, yes, I would say that 60% of buyers are "house only" - 20% are "condo only" - 20% are "whatever." Very unscientific numbers, by the way.

Thirdly, another reason some people like condos is that they tend to be newer and have the bling inside (granite counters, tile floors) that many buyers want these days.

Fourthly, many people want low maintenance and amenities like pools and deep water on their docks. Case in point, this afternoon I went by Crowne Pointe condos and most (80% I'd guess) of their wetslips are in the wet right now at 480.

I have learned that people like different things when it comes to the lake. That's why I ask "what would you like" instead of telling them "here's what you need."

Thanks, that is pretty much as I figured, but I would have guessed 80/10/10 probably. Myself, if I ever have to go back to being a weekend warrior I would seriuosly consider a condo. I still haven't forgotten those wekends where half the time was spent doing yard work. etc.

And BTW, you have never missed a question I have had for you and I appreceiate the answers. I would definitely recomend you to anyone looking for a realtor.
