Sorry about the earlier bad posting. If you live in Elmore County be prepared to get hammered on your property tax bill. I just received mine and the increase year over year was over 67%. There is a big disclaimer on the back about how the county has been "ordered" to make these market value appraisals. I live in Georgia and I now pay more in property taxes in Alabama. So much for the "low tax" state of Alabama. This being the case in Elmore County I think all of the lake property owners should demand more than volunteer fire protection and better law enforcement capabilities. I am sure everyone in Wetumpka is pleased that Lake Martin residents in Elmore County are filling the tax coffers of the county when they do not have to provide any additional services. We will see if any fall in real estate values at the lake will be reflected in our tax bills.

You have got to be kidding me. I can not believe some of the posts. I read this forum every day and some posts I must respond to and this is one of them.

Let me get this straight, you are complaining about taxes on your lake home. Again let me ket this straight, a lake home that is your second home. Again you might have to help me out but last time I checked a lake home, which is your second home is considered a luxuary. So let me think, your tax increased on a luxuray item. I sure am glad I don't have your problems because I wouldn't know how to deal with such a horrible, life shattering issue.

If this is not your vacation home than I apoligize for the sarcasm, but if it is think about what you just posted about.

Ok........so now Alabama has passed Geprgia in property taxes. How many more states do we have to pass before people stop saying, " be glad you only have to pay that much " and get off your butts and do something about it. If if was your permanent address it still would not change the fact that Alabama property taxes are now higher than Georgias.

Bet you your millage rate is a lot higher in GA than AL. Can just about guarantee you that.

If the above is correct, then your lake house has appreciated much more than your Georgia home. So you obviously made a wise investment in a vacation home at Lake Martin.

So why state your AL taxes are now higher than Georgia as the real truth is your AL house has a MUCH higher value than your GA home.

This is typical of the nouveau riche of the Atlanta suburbs. Move into an area of some resort atmosphere and think it could be bettered somehow by their mere presence. But instead what happens is they falsely inflate property values because it is distasteful to get a good deal to them. Their preference is to strut around blow-harding about how much their lake house is worth (unless of course the first wife's lawyer is within earshot). To compound their annoyance, they "improve" their estate by building silly looking fake stucco facaded mini monuments to their over sized ego, ruining the character of the place they have invaded.
Old men with little dogs in tow follow their pretty new wives about who are arm in arm with their decorator, trying their best to be seen, but only by other pretty new wives from hot 'lanta. They care little for the indigenous people and charm of the area. They haven't a clue what local character is, in fact, wish to get away from it when encountered.
There is nothing that can be done about them, fair housing act and all, but it is encouraging to see so many folks recognize and rebuff them.

Until they hire the indigenous plumbers, carpenters, painters, electricians, contractors,and offer to feed them while they work. Until they hire the indigenous landscapers and refer them additional jobs. Until they tip the indigenous waitresses and frequent the same restaurants until they are recognized by name. Until they participate in shore line clean-up and attempt to beautify the lake and surrounding areas for all the indigenous people to enjoy. Until they buy the last homemade cake, the last brunswick stew and last barbecue from the Red Hill Community Center over the July 4th weekend. Until they oversee and look out for indigenous neighbors property during storms.

I could go on if time would let me, but yours was one of the pathetic posts I've seen on this board in a long time, and I'm quite frankly disappointed in you LTL for agreeing.

I get a little defensive to quickly I guess, but I felt like he was refering to the same folks that have made it their mission to attack me all summer. None of them EVER had anything good to say about ANY of the locals. We are all inbred idiots who couldn't take care of ourselves without all the 'outsiders' coming in here to straighten us out. They were complaining about the increases back then too. They don't have sense enough to realize that if you had a 62% increase in property taxes, you had a corresponding increase in equity. I especially liked the part about liking to run around 'bragging' about how much their lake house is worth, but then complain when the tax man started to believe them.

Obviously not all you guys fall into that category. But on the forum, it seems the 'vocal minority' taints you all.

There are obviously a lot of emotions on this issue but first let me clear up some of the assumptions made in subsequent posts. Not everyone in Georgia is from Atlanta or it's suburbs and there are a lot of Georgians who feel the same way about Atlanta as was mentioned in some of these posts. Yes, I am blessed with the "luxury" of a second home on the lake which I hope someday to make permanent. No, I do not live in a mega mansion on the lake and while I am pleased to see the value of my property increase it is not the main reason for having a home on the lake. I have been priviledged to to be able to visit Lake Martin since 1965 and my wife is from Alexander City. Taxes are inevitable and will always go up but an increase in taxes should be accompanied by an increase in services for the area being taxed and this is my main issue. As all of our property values increase we need increased fire protection and law enforcement presence and this does not seem to be in the cards.

Thank you Council Roc Doc, Rude Evin, and those who supported their fellow home owner on the Lake. I rode out to Trillium the other week on one of the worst roads in Elmore County while on my way to one of the nicest neighborhoods in this part of Alabama. Elmore County should be ashamed of themselves for collecting any taxes from these owners and providing terrible services and roads.

Unfortunately many home owners on the lake don't have a say on the services they receive because they can't vote here. They have no voice. Anyone that pays taxes earns service--this is one on the reasons the Lake Martin HOBOs were formed. We hope to give all residents and users of the Lake a voice--this is not an ad, it's a fact.

We received a "triple whammy" this year on our ad valorem tax.
1) Property values increased
2) Elmore County was required to increase ad valorem tax by 3 mills (about $60 per $200k value) since we did not collect the minimum 10 mills for public schools. Approved by the voters of the entire state. This revenue goes to the Elmore County Board of Education.
3) The Elmore County Fire Fee increased from $25 to $50 per residence; business fees increased from $50 to $100. This goes to the county fire departments based on their service area. Approved by the voters of Elmore County.

It isn't over though. If you register your vehicle or boat in Elmore County, you will see an equivalent increase in those taxes also.

If the state and counties and cities did not raise the taxes where would they get the money to borrow 800 million for 30 years to give to the Germans to build a steel mill that promised 2000 jobs for 2 years.
If the government could not take money away from the low and middle income suckers then the Germans, Japanese, Bass Pro shops and Walmartians would have to compete in a free market economy like the local mom and pop stores.

God forbid that would happen. If it did what could the politicos say they were doing for us with our money.

The powers that be in Jefferson County threatened to put us in Jail if we registered our boats or cars that stay at the lake in Elmore County so I am assuming fewer of us, hope to retire at the lake before we die folks, will feel that sting. As for the property taxes going up. I understand both sides of the argument but personally feel a little overwhelmed by the increase. I purchased a "fixer upper" that needed a lot more fixing than I thought. Now I am in a pickle trying to get permission from the developer to make repairs without having to make aesthetic changes such as replacing the roof because they don't like the pitch (nothing else is wrong with it....yet). If I make the repairs and make some of the other changes will the property again be assigned a higher value? I wanted to retire on Lake Martin because in 15 years of looking for the right place the folks on Martin seemed, at the time, to be the most friendly and welcoming. The spats on the forum have been funny over the years but seem to have turned hostile this summer. I guess it is the low water and high taxes. Anybody want to buy a house that is sagging at one end, has termite damage to the sill plate, a cracked foundation, mold removed from ceiling panels, wet carpets have been removed, termite damage has been repaired on garage and door frames. Masonite siding must be replaced, as it is rotten and warping. Kitchen cabinets were eaten by termites and have been removed but not yet replaced. Water heater just blew up this weekend. It does still have about four feet of water off of the nearly falling in the water dock and old sytrofoam floating dock. I would love to replace it but last guy said 40,000!!!!!!( Just to replace the dock and floating dock) View is mostly of beached pontoon boats. Tax man says it is worth a lot of money. I don't think I can afford to retire.

Nope. From what I can tell it was built on R property twenty to twenty-five years ago before all of the rules. Hind sight being 20/20 I should have known there was a problem when it wasn't listed with one of their realtors. It is a fairly big house by my standards. I was thinking someday grandkids and cozy Thanksgiving dinners. I wasn't thinking price of repairs would cost more than total cost of property to begin with. Sadly, I think at this point the lot would be worth more if I bulldozed the house.

Hmmm. The right price to me would be enough to buy something smaller that didn't need repair. I would feel guilty dumping it on anyone who didn't have bags of money that they just wanted to pour into leveling the house and starting over again. It is also far enough from deep water that if the lake goes down another ten feet (I hope not) we won't even be able to see water.
Of course if you catch me at the house while I am struggling to make some of the repairs I might offer to give it to you in exchange for my physical and mental therapy bills.
