If the house market continues to fall, does this mean that the property values too and will the county be force to re-appraise property so taxes will go down.

I would think you could appeal the County appraised property value if you could establish it was too high. Not sure what you would need to file appeal unless it was a recent appraisal and/or comparables to recent sells. Then there are considerations such as improvements. I know Coosa County takes into consideration out building, piers and boat houses.

For the Elmore County appeals process, they want date of purchase, amount paid, amount spent on improvements, insurance data, income data, and any data pertaining to the claim of over valuation such as appraisals, pictures, and sales information.

seems to be the most aggressive of the counties. I wonder if they have been as aggressive with farms and lands? Off lake properties?
The difficulty in appealing is its hard to find comps when nothing is selling.
