I sorted through the entire Lake Martin MLS waterfront sales and put together some numbers that are interesting:

**2007 sales vs. 04, 05 and 06.

**Monthly breakdown of homes sold, new listings, and months' inventory for 07 and 06.

**A look at how many homes sold by price category, etc.

If any of you have a suggestion about some stat that you would like to see that I haven't done yet, I will do my best, just let me know.

Would be interested in seeing the average and median price of Homes on owned lots (not condos and not homes on leased lots, also not trailers) for each of the years.

The zero value, and any tear downs should also be excluded if possible, but I don't know how you would know what was to be torn down.

I would also be interested on any information regarding short sales, particularly any that involved a loan that included recourse to the builder.

I am working a deal in Palm Beach county on short sale condos. Condos there that sold for $250.000 two years ago that are lake front and comparable to those at the Condo Club on 280. The grounds and pool etc are better and they don't have a tacky resturant, but the lake is not as big.
After everything is said and done those condo's will cost just under $80,000/per. They can be easily rented for $1200/ month on an anual lease or more per month seasonally.
Is there any possibility of working such a deal on the lake?

Thanks for the great summary. I have heard a lot of words on the subject but this is the first time I have seen the facts.

The next time I drive down Kowaliga Road I shall stop in to see you. Normally, I drive past your location on Sundays for lunch and once in a while during the week.
