For those interested, I did a little research on the subject of a possible "Commission" that would control zoning on the entire lake. While it's certainly not the last word on the subject, I do think that it sheds some light on how such a zoning process might work. See link below....

John,

As you should be well aware, Lake Martin is the economic engine for this area and particularly Tallapoosa County. As you point out in your post, there are no development regulations that uniformly apply to the area. If development regulations are not at least considered, we will have missed an opportunity to determine what we (the citizens and taxpayers) want the future of the Lake Martin area to be. Otherwise, it may well be determined by someone else.

Agreed, so my advice to anyone concerned would be to talk to their county commissioner and state rep / legislator. If you are not sure who your legislators are, you can go on that link that I provided and put in your address and zip and find out.

Unfortunately, the knee-jerk reaction of the county commissioners will be to make sure the first thing they do is get themselves re-elected, not what may be best for the area 5-10 years down the road. Your original post which noted that a Lake Martin Planning Commission would most likely originate at the County Commission level needs clarification. It is true that without the Commission's support of this effort, it will never be presented in Montgomery. However, to think that the Commission will be forward thinking and concerned for the future enough to initiate this idea of development regulation is a pipe dream. It will have to be done by others.

Nearly 10 years ago there was an initiative before the Tallapoosa Cty Commission to form a planning commission pertaining to the lake surrounds for essentially the same purposes this latest endeavor seeks. Granted it did not include the Elmore and Coosa portion, but nevertheless those championing that cause saw what was at stake if nothing was done then.

So here we are 10 years later. Of course, there are more folks with more invested, and therefore more to lose if unregulated laissez fare economic development continues. By the way, the Tallapoosa County Commission did vote in favor of the proposed planning commission back then, before they voted against it two months later. Sound familiar.

If was a good idea then. It still is. Just watch out for the woodwork dweller who'll spring out in the stretch to claim their property rights trump anyone else.

Historically, Alabamians support more government only when there are specific limits. The idea of a commission with nearly unlimited power won't fly with most people. Supporters should try proposing a commission with authority limited to say, condos and new subdivisions and commercial property. Regulate any new subdivision of lots and any project involving multiple dwellings, thereby leaving the existing single home lots alone. Then they can frame the debate as protecting the little man against the big developers.
