Received notice of my cabin property tax appraisal today (5/15/2008) from Tallapossa County and my estimated tax is DOWN over $100 from last year. I have to be reading something wrong. Property taxes NEVER go down. Be sure not to tell any Tallapoosa County folks if this is true.

Wondered what others are seeing?

Good steady rain since about 10am in Auburn.

Ours (Elmore County) went up - again. I believe (someone correct me if I'm wrong) the Elmore County Commission changed the assessment period so property assessed annually.

Mine went up $100 AGAIN this year. No addl services, in fact fewer than in previous years. Taxes more than doubled in 3 years and still no full time fire protection. When I call the assessor the answer is "comp sales in the area." Maybe they are "comping" the unlicensed junkyard, the doggy daycare, the hilltop tenament, and the unsold 700k condos. Thank God Jeffco keeps Tallapoosaco from being dead last.

My taxes for my place on Parker Creek have increased exponentionally for the last 6 years. Yearly re-evaluation of property value with ZERO added services. I have seen a Coosa County Sheriff's Patrol car exactly twice in my area in 18 years. Both times, I called them because of a burglary at my house.
My propery taxes at the lake are now double my taxes in North Shelby County, the fastest growing county in Alabama with demand for schools, sewers, roads, etc.
I understand that Coosa County is a poor county,and taxes are a way to help provide needed services to all. But, this is getting to be ridiculous.
With the current glut of surplus over-priced real estate on the block, I wonder if I can expect my YEARLY RE-EVALUATION to show a decline in taxes????

Gov. riley was suppose to be working on getting this changed to every 4 years instead of every year. It is the property taxes and insurance that are hitting Florida hard. They say that beach prices are fixing to hit bottom like in the 80's. It's a good time to invest if you can afford the high insurance and property taxes. I personally like the hour drive to the lake better than the 4 1/2 hour drive to the beach!

remember that per Alabama law the bill you receive to pay this year (10-1-08) is supposed to reflect a snapshot of value at 10-01-2007. So all legitimate property value movements - up or down - will lag one year.

Personally I would be shocked if the state passed a law that the counties could only assess once every 4 years. that is too much tax revenue for them to pass up. The tax man will get his. Hopefully they do an accurate job and rising taxes mean that your property value is really going up. Relatively speaking, our property taxes are still low. Also relatively speaking, our property values have held reasonably well the last two years, and boomed the 4 years before that.
