Have read the various comments regarding our project and was somewhat surprised by some of them. Certainly hope judgment on our efforts wouldn’t be passed until having a clear understanding on our project. Our website is available and which provides detailed info regarding the 5 million dollar amenity package which we’ll start installing in the next 60-90 days.

Project is much different from others in the area based on extensive amenities, fully gated, easy access to the shoreline, all waterfront condos, etc., etc.

Now have staff on site at our office 7 days a week. Would be happy for anyone to come by. Thanks for the input from “Injun John”. He seems to have an understanding of our vision.

Property was not “Clear Cut” as mentioned. We cleared the underbrush/small trees and left the quality trees on the Island and up on the hill. Also have sown over 10,000 lbs of seed and straw. Will be beautiful. Did have to remove trees from the site in front of the new road. No choice based on the massive volume of dirt being moved and the elevation changes for the community.

Re: concerns with additional traffic, we anticipate majority of buyers will be 2nd/3rd Homebuyers and which will reduce the impact on the lake, streets, schools, etc. versus year round residents.

Our project actually has two (2) years of planning, working with a fantastic land planner out of Destin, Florida.

Re: concerns with silt fencing, all erosion control is in place with inspections by a local company (2-3 per month) advising of any adjustments needed.

In closing, the response to us from local Pell City residents, buyers from B’Ham, Huntsville and others who have been looking a projects on other lakes for 1-2 years has been fantastic. I also will be a full time resident.

We are glad you are around to answer anyones concerns they may have.

Personally I think everyone saw the direction that Lincoln Harbor took and wonders why two more developments would begin right behind it.

I am a business owner and understand that the success of a company starts with its management. I do hope that what you are doing becomes an accomplishment. Your success would benefit property owners all over the lake.

I have looked at your website and received a brochure in the mail and have a few questions.

Will I have a place to dock my boat so that I can eat at the resturant?

Is your island going to be private or can I stop and hang out and make friends with people there?

I am sure that others will have questions about your property and we appreciate you being here to answer them.

Thanks for the answers. Nothing like hearing straight from the horses mouth.

I do hope your project is sucessful. I live just up stream and on the other side from it. I can actually see it from my pier. I would love to see a marina nearby. Your sucess can only be a benifit to me should I ever decide to sell.

I do question some of the site prep methods used there but I wasn't on site before you started and have only looked from the road and water since. You probably only did what you had to do in order to attain the desired result. Just like my neighbor that everyone thinks will have to ride a billy goat down to his house. His driveway is really quite tame compared to others. But you can only know that if you have actually walked to site. Just as in The Yacht Clubs case. I'm sure it will work out fine.

And welcome to the forum. We sometimes bark but I don't think anyone has been bitten yet.

It's hard for me to see a development with 200 boat slips as a good thing. Especially when it's right across the "street" from me.

Steve,

Thanks for your response. We want to be a good neighbor and an asset to the area which everyone can be proud of.

We definitely plan on an arrangement where people can come by boat, dock in one of our day slips and enjoy our restaurant. We’re currently negotiating with a couple of well established restaurants regarding our site and hope to have an arrangement soon regarding the people who will be running it.

Re: the island, have not yet made a final decision on how it will be utilized as an amenity area for the resort. I can tell you it will most likely be utilized for our club community and possibly for outdoor weddings, etc. Will try and advise ASAP once these decisions are made.

Translated - less expensive for you all to do so. If you truly wanted to fit into the landscape you could have. I'm not sure how you can say you didn't clear cut when all that anyone can see is dirt, no trees, nothing. I'm sure as far as a facility will go, it sounds nice, but it's still concrete, houses, condos. Unless you guys come back in and plant mature trees, it doesn't fit "into" the landscape. This is no different than any bottom line neighborhood development that clears every tree simply because it's more cost effective and easier to build on instead of around the landscape itself.

Looks very nice. I also wish you good luck. I just hope you guys have an outside resturant or two. We need a place to dock and enjoy a place to hang out and good food. You also have to understand that we feel Logan Martin gets some raw deals when it comes to water level and some shoreline rules. But maybe this will also give us a little more voice and help property values. Welcome and thanks for listening to us bark.

Ga Steve- Thanks for the support! We want to be an asset to the area. We believe the Restaurant will be a big hit with the locals.

Chris - Thanks for the response. All I can tell you is we only removed trees which had to be removed. Response from locals is that the type clearing on the island & up on the hill looks great. Let me know if you'd like to meet and would provide a complete overview on the site.
