We have just went through a hassle about our lake lot being in the flood plane and had to get flood insurance. The location where we are building our house is about 20 feet above the full lake level.

Has anyone else had to deal with this and if so, did you have to obtain Flood Insurance??

You can get a certified land surveyor to fill out a FEMA Flood Cert form showing teh finished elevation of your first floor and greatly reduce or eliminate your expense. You can take it a step further and fill out a LOMA form and have your house taken out of the flood plain.

Thanks for the responce. Did you have this done with your Property? If so what Land Surveyor did you use? I live in Atlanta and I am not familiar with Land Surveyors in Alabama.

While the house is being constructed, I have gone ahead and gotten the insurance. However when we finish it and they can get an exact elevation on the floorlevel, I would like to use that process to eliminate the Flood Plane matter.

I ran into the same problem and had to get insurance the day before closing. Getting it taken off is a huge hassle. I still have it and I've been living here for 4 years.

Yea--That usually is the problem. I did not know that I needed the insurance either- or rather the bank did not tell me until 1 day before we were to close our construction loan. As a result our closing was postponed 1 month. I still think it is a rip off. A little common sense will tell you if the house is located 7 or 8 feet higher than the top of Lay Dam, when water gets to the basement floor we are into something larger than a 100 year flood!!

I still would like the name of a surveyor or a telephone number of someone to contact about re-doing the info to submit.

I don't know if you are on the Shelby or Talladega County side of the lake but Chris Ray of Ray & Gilliland in Sylacauga can do a flood cert for you 256-245-3243 - To do the FEMA LOMA form you will need a copy of the plat for your subdivision - it has to be a copy with signatures attached which is generally on a 24" X 36" sheet - it is a little hassle but if teh developer of teh subdivision in which you live will provide a copy of teh original recorded plat you can submit it with the form and get out from under the insurance - I have done it.

My survey actually showed that the bottom of my finished basement was 2 feet below the flood plane. But my wife got a big run around about getting it off the registry. We just kept the insurance in escrow, I think we pay $200 a year. Any good advice on getting it off the registry Jeff? Calling whoever it is that handles that is a terminal hold call every time.
