The house on sturdivant creek of co road 40 is suppose to be auctioned by countrywide. It originally sold for $416 and they put $75 in it and it was listed for $368. I will be curious to see what it goes for. It has an enclosed boathouse with lift.

I attended an auction Saturday of a home at Wind Creek Farms on the lake done by Deanco Auction. The highest bid was $300,000 and I don't think the owners are gonna sell.

This one is being done by the bank as a foreclosure. Countrywide. You can find the info. on country wide's web site. I think First Realty is the realtor.

Maybe the propagranda that gets spewed all over the Outlook just is`nt working anymore. Try charging an additional 2 or 3% and maybe that will work. Works for someone else doesnt it?

Sorry just my personal view.

I didn't see anything on the countrywide website about the 10%. Is that the standard? or is that just with the last home auctions on the lake by an auction company? I guess you just bid 10% less!

I don't think the 10% applies to foreclosure auctions that are held on the courthouse steps. The mortgage company hires a 'crier' for a set fee, usually a few hundred dollars. I would think that the auctioneers would be willing to work on the same 5% you can get a realtor to accept. Last time I calculated it, 10% of nothing is nothing. Does anyone know if they get a fee even in a 'no sale' case or do they just have to eat the advertising expenses and such?

I don't know about foreclosures, but it is my understanding (from a Dadeville attorney) that any "courthouse steps" auction yeilds 10% to the attorney filing for the sale, by statute; and that fee is off the top, before the owner get the net proceeds (after other costs of sale).

Yea, I think you are right. The lawyer actually hires the crier. But like you said the 10% comes out of the sale price, not added on to the sale price.

This home has a new septic system. new retaining wall, new roof, new addition of 3rd bedroom and bth, enclosed boathouse w/lift. 1 acre deeded. paved driveway with gate. That is all that I know so far. Might be a good rental property since it is so close to 280. Approximately 3 miles off 280.
Dock is made with 3/4 board and they are starting to warp. Yard could use a little T and L.
