Some of you may have already noticed this, but I am really excited about the latest upgrade to my blog. It has a lot of new features. I have an MLS search on there that is map based. That means you can go on there, and for the first time, draw a circle or rectangle or irregular polygon around an area and search only within that area.

The biggest complaint I heard (justifiably) was that our public MLS search was unwieldy to say the least. You can get results but you never knew where they were talking about. This map based search has been available for us realtors inside the MLS system for a while, and the consumer side is just now possible.

So click on the link and have fun.

Some things to remember:

1. This is the entire MLS, not just my listings, so it's the same info on other realtor sites, just presented in a way that cross references the GPS location of the address.
2. If you look on there and find an area where you KNOW for a fact that a home or lot should show up as for sale, and it's not on the map, that means it has not been located properly in the MLS system ("geocoded"). Only the listing agent can do that. Much like if they input the wrong number of bedrooms, the MLS is only as good as the info that is fed into it by listing agents. You will be able to find it by other means (eg price search) but it won't be mapped to the right spot unless the agent has fine tuned the geocode.
3. It is, as always, free for the public to use, on my dime. No nosy questions, no nothing.

I tried clicking on the tools but I can only get the "Zoom-In" and "Zoom-Out" tool. What am I doing wrong?

the zoom tool is on the map, on the left hand side.

The shape tools are along the bottom, see the picture where I circled it in red and pointed an arrow on my blog post. you can choose a circle, square, or irregular polygon (which is just a shape with as many sides as you want).

I find it easiest to do it this way:

1. Zoom in to the appropriate level for you by using the zoom gauge on the left border of the map.
2. Put the cursor in the map somewhere, click and hold it down, then move the cursor around to the desired area, then let go of the click (like you would move a google or yahoo map).
3. Then select a shape tool. I use the irregular polygon, and click along the edges, or on the corners of my desired area.
4. On the last corner, double click on it to set the area.
5. then go to the left pane and designate things like # of bedrooms, price, whatever. Make it as inclusive or exclusive as you want.

I still think it's clunky. Have you ever used the mapsearch on LoopNet? It's beta but works much better I think.

yeah, LoopNet is OK. It is tricked out a bit more which is nice.

This consumer one for us is not all it could be, the Realtor one is actually a little better in my opinion because you can add in a lot more variables to the search. I am hoping to get some consumer feedback to make it better. I don't have the programming smarts to do it myself so I would have to rely on suggesting changes to others.
