I got news for you, the secret is already out. 15 years ago you could get 300' of water front in deep water for 35-40K. At that price it probably makes some of the newcomers sick at what they paid for theirs.

Not 15 years ago. Thirty maybe, but not 15. You could buy some 'backwater' lots for that, but not 300ft on big water.

Yeah, and our Alabama Tourism bureau will not give us a Lake Martin listing. Just the local cities around here! Tis why I refuse to advertise with them. Don't intend to turn this into a soapbox, just pointing this out.

I said "deep water" not "big water." Deep water meaning year round water. You are correct in saying it was for a backwater lot. Considering the same lots go for $250K and up, its still a huge savings.

You might want to look at Lake Mitchell. It possibly looks like Martin looked like 50 years ago. The prices are not cheap and the lake is very small compared to Martin. It does have a lot of unimproved area and small new cabins which might be considered "Today's Version of Russell Cabins".

... but you are still wrong!! My Dad bought a 25K lot in 1990. Thats 19 years for those of you that graduated from government schools. The realtor aggreed it was worth at least TWICE that figure. In fact offered him double his money. That lot is NOT DEEP WATER. We still have that lot. It is still not worth 250K. No doubt prices have skyrocketed in the last 15 years ( TY ATL), but from a higher basis than what you are citing. The point being that even 15 years ago, 25K wouldn't buy a whole lot of property on Lake Martin.

Prices really jumped during the fall of 2003. We bought our place in the spring of 2003 and paid less that 175 k and you could find several nice places for less than 200 k. Place is now valued at around 350. Not a whole lot by today's prices, but still not a bad profit margin. Point being that after 2003, market went crazy, just like the rest of the housing market. Now, it is starting to stabalize with reality.

I believe Swimmer is right. A lady I know who has one of the 25-30 foot waterfront lots at Lake Martin RV Resort says she paid $39,000 when it started around about 1992.

All I know is that 15 years agao in this area of the lake they were 35 to 45k. Now the lots sell for 250K and up. I don't understand how I am wrong when those are the prices then and now. I am just stating the facts of the real estate market in that area of the lake. Please tell me how I am wrong.

What 'area' of the lake are your refering too? I won't deny that there are isolated incidents of lots being undervalued both then and now. I ran up on one recently but it was already under contract before I called. Your original post was a blanket statement and didn't note a specific area.

It says the lake is 30% developed. I am glad I am able to have a view without having to look at houses yet. I love seeing the change of seasons, watching the people boat by and seeing the eagles nesting. I will cherish it even more just thinking of what is to come with future development!

Right on the money!! Developing too fast for its' on good. We rode by a subdivision Saturday, I think it is called " Harbor Lights ", but not sure. Straight across the main lake from entrance to old Bama Park. Little as 5-6 years ago, not a house in sight. Now even though nice homes, jammed in there like sardines. Developer even hauled in dirt and converted an island into a causeway. Pitiful use of beauty.
