Hi effie, I believe if you remove a zero then you have the rule of thumb for an unimproved lot. That was a number that has been tossed around for a few years.

May sound high,but if you look at other Lakes in the US, you will find it rather cheap. Plus property tax is so low in Alabama.

You are correct and it should be higher now. I know anything close to Orange Beach/Gulf Shores has skyrocketed out of sight. A lot on Ono Island for twenty six thousand in the mid-80s is now around a 1/2 million and that is a simple unimproved canal lot.
