Not sure if this is totally correct or not, but I will throw out some ideas. What is the taxable value of each? Have you checked the tax aprraised value of each property? With the condo, is the owner only paying tax on the unit while the association pays taxes on the land/lot the condo is sitting on?

If with the condo, the owner only pays tax on the unit and the association pays it on the land, then this is a disadvantage to condo ownership. The condo owner is in effect paying the taxes with his or her condo association fees and not getting the tax advantage.

I am assuming both pieces of property are in the same County.

Then the next question; when were the appraisals computed on each property? Was one a year or maybe several years prior to the other one.

I know this is a shotgun approach at guessing an answer. Let see if at least one pellet hit target. Did I win the turkey shoot?
