as you can see on this chart (2nd from top) the biggest increase in listings always comes in the 1st quarter of the calendar year. That being said, sellers should hope that inventory does not raise up to last year's totals, they are in bad need of a decrease in competition. Buyers are loving it, as we have increased # of sales to give them inertia and confidence, but prices are still under a lot of pressure. We had another drop in 2009, I think, in average prices. For sellers, I am focused on 1.) staging homes nicely, 2.) pricing realistically, and 3.) marketing a home in a distinct, effective way. Standing out of the crowd is paramount.

For buyers, they need help culling through the list and then negotiating a good deal. For example, the way you handle an offer on a foreclosure is different than a short sale, which is different than a regular seller. Every day is a new lesson for me.
