all of the above is true. I would also recommend (especially soon after a purchase) that no matter what county you are in, that you check the property tax class of your home. Even if it is not your homestead, a second home (non commercial) should still be lower than a commercial rate. Some times after a purchase or exchange the county mis-categorizes it and if it is not properly done, your property taxes might be too high.
