Mack, the MX forum and a few others are the same for all lakes online sites and the lake and finishing forum are specific to each lake. THat said, I think us folks at Lake Martin still account for 90% of the posts. It's interesting that we are the only lake that has really cranked up on forum use, although I see Smith and a few others get some posting traffic.
As for taxes, Elmore County looks at their idea of value and considers the dock, sea wall, and other work as part of that value. They also have lofty expectations on value because most of the homes in my neighborhood are valued 100-300k more than they would realistically sell for. I tried to fight it two years in a row and lost. My only recourse was court and the cost of representation in the fight would be far more than a win.....it's sad that government can take advantage of the taxpayers like this, but it seems to be the way of a budget strapped economy.
